Plumbing Problems Common in Biltmore Acres Homes
Biltmore Acres is a residential neighborhood with a mix of mid-century ranch homes and updated properties. Many homes in this area were built in the 1950s through the 1970s. That age range means the original plumbing systems have been working for 50 to 70 years, and many are past their expected lifespan.
Here is what our plumbers find most often in Biltmore Acres and the surrounding North Druid Hills area.
Homes built before the mid-1960s were often plumbed with galvanized steel water lines. These pipes corrode from the inside over decades. Rust flakes break loose, water pressure drops, and the pipe wall thins until it leaks. If you notice rusty brown water when you first turn on a faucet, corroded galvanized pipes are likely to blame. Our team removes the old system and installs modern piping during a full home repipe.
Renovations and additions done between 1978 and 1995 may include polybutylene water lines. This gray plastic pipe breaks down when exposed to chlorine in treated water. Pinhole leaks, cracked fittings, and sudden pipe bursts follow. We specialize in polybutylene replacement and can swap the entire system in two to three days.
Original cast iron sewer pipes in mid-century homes corrode, develop cracks, and attract root intrusion from the mature trees that shade Biltmore Acres streets. We inspect these lines with a sewer camera and recommend repair or full sewer line replacement based on what we find.
Many ranch-style homes in the 30329 ZIP code sit on concrete slab foundations. Water lines beneath the slab can develop leaks over time. Signs include warm spots on the floor, the sound of running water when all fixtures are off, or an unexplained rise in your water bill. Our slab leak detection service pinpoints the exact location without destructive guesswork.
Tree roots, grease buildup, and mineral deposits restrict flow in older drain lines. A plunger or store-bought chemical will not solve a root problem. Our drain cleaning crew uses hydrojetting to scour the pipe walls and a camera to verify the line is clear.
Mineral buildup in old supply lines, a failing pressure regulator, or corroded fittings can all cut flow. We find the root cause and restore full pressure to every fixture.
Plumbing Services We Provide in Biltmore Acres
Plumbing Express covers the full range of residential plumbing. One phone call handles it all.
Repairs and Installations
Our trucks carry common parts so most repairs finish in a single visit. We handle faucet repair, faucet installation, toilet repair, toilet installation, leak repair, leak detection, garbage disposal repair, and water line repair.
A slow drain in the kitchen or a gurgling toilet points to a blockage deeper in the line. Our drain cleaning service goes beyond basic snaking. We use hydrojetting to clear buildup and roots, then verify results with a camera inspection. For damaged lines, we handle sewer drain replacement. Emergency drain service runs 24/7.
Repiping is our specialty. We remove failing galvanized, polybutylene, or copper pipe systems and replace them with PEX-A or CPVC. Our repipe process is turn-key. We install the new pipes, patch every drywall opening, and apply computer-matched paint. Most homes are finished in two to three days. Every repipe includes a 30-year warranty on materials. Get your free repipe quote to learn what the job involves.
We install and repair both tank water heaters and tankless systems, including Rinnai units. Whether your tank is leaking or you want to upgrade to an energy-efficient tankless unit, our plumbers size the system to your household and complete the work promptly.
Gas line installation and gas line repair for stoves, dryers, fireplaces, outdoor grills, and gas water heaters. All gas work meets DeKalb County code and passes inspection.

Service couldn’t be completed due to needing a new system. We appreciate the very informative visit as well as insight that could help after a new unit install.
Plumbing Express was great. I had a failed sump pump that had partially overflowed into the basement. Nasty. Josh was the tech that did the work. He was efficient, neat and courteous. I will use Plumbing Express if I have any other plumbing needs and I will recommend them to my family and friends.
The technician was very knowledgeable and professional. I believe they did a very good job.
Ron was our second plumber from this company. The first plumber came, examined pipes and said he found no leak, even though we had experiences a large amount of water leaking from the ceiling in the finished basement. Several days later we had another leak-same area but less water the second time. Ron came in, listened to our frustration and did a more thorough inspection of the pipes and identified the problem. He was very personable and professional. On his third visit, we had several replacement pipes installed and are without leaks again. Our frustration, with the situation, was my son had used your company to replace pipes when he purchased the home and founding out not all the pipes were included with that process.
Tim arrived on time and was very professional. He took his time to explain the problem and the process it would take fix the water line.
Called Plumbing Express as tankless hot water not operating. Their website states "Get Free Plumbing Quote ". When service man showed up an looked at unit he said there would be a $207 charge to look into unit in order to give me a quote to fix unit. Due to not having hot water and time required to get another company to address the problem I agreed to pay $207 for quote. After looking in unit I was told he would not be able to fix due to age of unit and parts not available. I think he should have said parts not available when seeing model number on front of unit and I would not have wasted $207.
Outstanding customer service, we will definitely be using them in the future for any plumbing needs. Can’t thank them enough!
Extremely knowledgeable and very helpful. The team was excellent. The job was completed in 1 day with a great team. Very expressive.
Daniel Perez was great in coming out to check the problem I had with a water leak from my air conditioner line. His recommendation was correct.
Great and informative service while I was in a bind without a functioning water heater.
Plumbing Express is my go-to plumbing support team. They have fair pricing, well-vetted technicians, and a truly exceptional scheduling system. Rod, my technician, was the best. He quickly assessed the problem and gave a fair estimate, working hard to keep to the schedule. He even brought Josh along on the day of service, and the two of them worked well together. They addressed the bathtub drain repair with expertise and caused the least sheetrock damage. It was difficult to replace the broken pipe and get to the upstairs drain, but together they made it a success.
Daniel did a great job and was very professional during his service call last week!
Rod and Josh did an awesome job taking care of my clogged sinks. Knowledgable, professional and great to work with - I really appreciated their help today and would highly recommend them and Plumbing Express!
Daniel was excellent. The work he did was simply superb. I highly recommend your company and hopefully Daniel will get more and more work
Dylan from Plumbing Express came over and replaced our garbage disposal for us. It was older, had a massive leak, and needed to be replaced. He did a great job and was in and out in about 30 minutes! I also asked him to check out a potential leak I had been hearing in my ceiling. He used a thermal camera to investigate and was very honest and upfront about what he found. Rather than immediately cutting into the drywall to confirm something uncertain, he explained that the sound could simply be pipes expanding and that opening the wall might be unnecessary. He recommended monitoring the area and waiting to see if a wet spot appears, which would clearly indicate an actual leak. I really appreciated that he didn’t try to upsell or push unnecessary work. Overall, great service and a great guy. They will definitely be our go-to plumbing service from now on.
Once again we had some problems under our kitchen sink so we called Plumbing Express who were able to get us on their schedule pretty quickly after these storms Tim Robinson came out to do the job. Tim has been to our house for a number of different plumbing problems. He is personable & professional. As usual he did a great job even though this particular problem turned out to be far more difficult than anyone had expected. As frustrating as it was, Tim worked through it until he finished the job. We can't thank him enough.
Anthony was very competent, professional and friendly. He answered all my questions throughly. Highly recommend!
Frequently Asked Questions About Biltmore Acres Plumbing Services
How do I know if my Biltmore Acres home needs repiping?
Signs include discolored water, frequent leaks, low water pressure, and visible corrosion on exposed pipes. Homes built between 1978 and 1995 with polybutylene pipes are particularly at risk. If you’re experiencing multiple plumbing issues or your home has older piping materials, schedule an assessment to evaluate your system’s condition.
What causes most drain clogs in residential properties?
Hair, soap residue, grease, and food particles cause the majority of household clogs. Tree roots infiltrating sewer lines also create serious blockages in older neighborhoods. Regular drain cleaning and avoiding disposal of grease down kitchen sinks helps prevent most clogs.
How long does a whole-house repipe take?
Most residential repipes take two to five days depending on home size, pipe accessibility, and the extent of drywall repair needed. Our team coordinates each phase to minimize disruption to your daily routine and includes all necessary wall repairs in the project scope.
Should I choose a tankless or tank water heater?
Tank water heaters cost less upfront and work well for most households. Tankless units cost more initially but provide endless hot water and typically last longer. Your choice depends on household size, hot water usage patterns, available space, and budget. Our team can assess your specific situation and recommend the best fit.
What should I do if I smell gas in my home?
Leave the home immediately without using light switches, phones, or anything that could create a spark. Once safely outside, call your gas company and a licensed plumber. Gas leaks require immediate attention from trained professionals with proper equipment.
How often should I have my drains professionally cleaned?
Annual drain cleaning prevents buildup that leads to clogs and backups. Homes with large families, older plumbing, or trees near sewer lines may benefit from more frequent service. Camera inspections reveal the actual condition of your lines and help determine the right maintenance schedule.
Does Plumbing Express offer financing for major plumbing work?
Yes. We understand that repiping and other major plumbing projects represent significant investments. Financing options help you address critical plumbing needs without straining your budget. Ask about current programs when you schedule your consultation.
